Yes, buying a new construction home is still a smart move

Even in today’s more challenging housing market, buyers can still realize their dream of home ownership and find affordable newly constructed homes in great communities. At Gladden Farms, our nationally recognized home builders are meeting the demand for attractively priced homes by offering enticing purchase incentives that get buyers the floor plans they need at prices they can afford.

Why buy now?

Home prices are coming down reports Knock, a national home finance tech company. Their research indicates that the U.S. housing market is moving in the direction of buyers, particularly in smaller to mid-sized markets with populations under one million — like Marana. In this segment, homes are priced below the national median average of $374,000.

The increasing expense of renting is yet another reason to buy. According to Rent Café, a national rental listing service, U.S. renters are paying $1,718 on average in monthly rent for an 896-square-foot apartment. In Tucson Metro, rents remain 50% higher than in 2021, with the September 2022 median asking rent coming in at $1,950, according to Arizona Daily Star. When renters crunch the numbers, they see purchasing a home may save them money while bringing the added benefit of building equity.

Thankfully, more homes are now available post the pandemic purchasing boom, and new home builders are helping to ease the inventory crunch. Gladden Farms continues to have a generous selection of newly constructed homes, many available for quick move in. Best of all, our builders are regularly offering great purchase incentives, making now a great time to secure a fantastic deal.

What types of incentives do builders offer?

When it comes to major life purchases including cars, motorhomes, boats, and especially, homes, there is always room for negotiation. Many home buyers will be pleasantly surprised by the range of incentives available when buying newly constructed homes from Gladden Farms’ national home builders — KB Home, Lennar, Mattamy, Meritage and Richmond American. Below, we walk through some common incentive types that can make all the difference in helping today’s home buyers afford new construction or quick-move-in homes.

Here are some builder incentives to investigate:

Closing Cost Assistance — Closing costs including mortgage origination fees, title insurance, settlement fees, transfer taxes and government recording fees can add three percent to the cost of a home. National builders often offer thousands of dollars in incentives to offset closing costs to those buyers who get their loan through the builder’s preferred lender.

Interest Rate Buy Downs — National builders may also offer temporary or permanent interest rate buy-downs, funded by the builder, that create lower monthly payments for homebuyers and reduce financing costs over the life of the loan.

Interest Rate Locks — Interest rate locks, paid for by national builders, are another way to lower payments. Interest rate locks allow homebuyers to lock in current interest rates and protect themselves against any future rate increases.

Interest Rate Blocks — Some national builders even purchased “rate locks” when rates were lower and can now offer loans below current market rates to their buyers to help them qualify for loans and lock in lower loan payments.

Home Upgrades — National builders, who buy their materials at bulk rates, may also offer upgrades on things like flooring, countertops, windows, appliances, cabinets, lighting, security or smart-home systems. Some may even add incentives that increase square footage to garage or basement spaces.
